Show the seller you're
a serious buyer.
In today's fast real estate market, it can be hard to get your offer accepted on the first home you fall in love with. It may take looking at a lot of homes and putting in a few offers before one sticks. A few strategies in your back pocket will help your odds. When inventory is low, time matters.
Don't low-ball the seller.
Be prepared to pay fair market value. Low-balling can alienate the seller right off the bat and waste everyone's time. While you're negotiating low, another offer is probably being accepted. Get serious.
Be flexible with timing.
The more flexible you are about how quickly or slowly the seller needs to move, the bigger the advantage you have over other offers.
Lead with your best offer.
You may only get one shot at the top dollar you are willing to pay for the home, or what your lender is willing to lend based on your income and credit. Put your best offer in first.
Increase your earnest money.
A larger earnest money deposit can appeal to a seller. Ask your agent for advice. You might consider doubling or tripling the standard amount. You're going to pay it anyway at closing.
Don't ask for favors.
Asking the seller for extra appliances, furniture, fixtures, or a fresh coat of paint on the front door can hurt your offer and send you to the bottom of the pile.
Limit the contingencies.
Get a pre-inspection. Anything that speeds up the buying process and makes it easier for the seller improves your chances.
